Which one should I buy first?

What's the difference between the two toolkits?
Investment Toolkit = pre-purchase analysis (will this deal work? what's my CGT exit math? Budget 2026 reforms). Management Toolkit = ongoing landlord operations (rent tracking, ATO tax summary, depreciation, tenants, maintenance). They're built to complement each other — one before you buy, one after.
What format do they come in?
Both are Google Sheets. After purchase you get a "Make a copy" link — the copy lives in your Google Drive forever. You can also download as Excel (.xlsx) if you prefer. Works in Excel 2019+ or Excel for Mac 2019+.
Are the Budget 2026 reforms really modelled?
Yes — fully. The Investment Toolkit has a single "Reform Status" dropdown on the Property Hub that flips Negative Gearing into quarantine mode, CGT Exit into indexation + 30% floor mode, and Depreciation into 2017 second-hand plant rule mode. SMSF tab includes the Division 296 check. New Build vs Established sheet models the carve-out.
How many properties can the toolkits handle?
Investment Toolkit Portfolio Builder = 4 properties side-by-side. Management Toolkit = up to 50 properties via the Setup tab; per-property sheets (Loan Structure, Valuations, Depreciation) handle 10 each (extendable).
Will the toolkits get free updates?
Yes. When ATO rates change (e.g. the cents-per-km vehicle rate updates each FY), when a future Budget shifts thresholds, or when state stamp duty rates change — both toolkits get free updates. Gumroad emails you when a new version is available.
